Whether high-tech, automotive, life sciences, pharmaceuticals or aviation: over 265 companies from a wide range of sectors and sizes make Munich Airport Business Park (MABP<\/a> ) an attractive location. A look back at the 2022 letting year shows that demand for space in the laboratory and business park remains high. 43,000 square meters of new and re-let space underline the positive development of the MABP as a location for international and local companies. “Despite the outbreak of war, inflation, rising interest rates and the late effects of coronavirus, Munich Airport Business Park continues to be in high demand. Whether it’s size, architecture, facilities, expertise in laboratory expansion or price: the variety of spaces is very attractive to potential tenants,” explains Alexander Mademann from the Hallbergmoos municipal<\/a> business development department. According to the business development officer, prospective tenants can benefit from the wide range of space on offer in the MABP and find buildings that suit their company. <\/p>\n\n

High demand for laboratory and new work space in Hallbergmoos<\/h2>\n\n

For around two years now, the MABP portfolio has included not only office space but also laboratory space. These are in high demand, such as in the Skygate<\/a> building complex of the Rock Capital Group. The company has extensively revitalized the building and repositioned it as a life science hub. “Skygate has established itself as a permanent address and new biotech hub in Hallbergmoos – particularly due to its unique mix of hotel, office and laboratory space,” explains Andreas Wi\u00dfmeier, Managing Director of the Rock Capital Group. The tenants include vermicon AG, Metabolon, invivoscribe subsidiary LabPMM and ZETA. Three new tenants have leased around 12,500 square meters of space in Skygate in 2022. In addition, a lease for just under 700 square meters has been extended. <\/p>\n\n

The Hub Eight<\/a> building complex on the corner of Lilienthalstrasse and Am S\u00f6ldnermoos, which has also been extensively renovated and repositioned, has done very well on the market. Originally designed by a Pritzker Prize winner, the eight individually usable buildings now shine as a campus-like office landscape with plenty of greenery, areas for leisure and a New Work atmosphere. The refurbishment has not only won over existing tenants, but also a number of new tenants: recent tenants include Damco Germany, which belongs to Maersk, Xpedite Diagnostics GmbH, Fermator Deutschland and Mute, which rent a total of over 3,000 square meters of office space in Hub Eight. Over 12,500 square meters of space has also been extended with existing tenants. <\/p>\n\n

Multifunctional spaces are not only popular in Hub Eight: Marco Sommer, Director at AURELIUS Real Estate, is also pleased about new lettings of 6,000 square meters in TheFourtyFive<\/a>. “The conversion of the office offering to multifunctional space is creating significantly more demand on the tenant side,” says Sommer. The real estate expert is extremely positive about the further development of the MABP. Leonhard Otscheret, Managing Director and sole shareholder of Pegasus Verm\u00f6gensverwaltung GmbH & Co, has also reported a positive response. Three spaces in the Pegasus building with a total of 1,000 square meters have been re-let. The owner is also pleased about the new addition of six companies on around 2,300 square meters of space in Pegasus. The Airport Business Center (ABC)<\/a> at S\u00f6ldnermoos is also pleased about new leases. In 2022, more than nine spaces were re-let and newly let. Bentley Motors is one of the newer tenants. The Albatros<\/a> building in Lilienthalstrasse is also very popular in terms of office space. A total of six leases for 2,629 square meters were extended and additional space was leased to an international logistics company. <\/p>\n\n

New projects in the pipeline<\/h2>\n\n

According to business promoter Mademann, not only the new lettings, but above all the lease extensions in the MABP show the high level of satisfaction with the location: “The existing offer and the further development of the MABP are very well received by new and existing tenants”. Further pioneering projects are already planned for the coming years. These include Europe’s largest artificial surf wave from O2<\/sub> SURFTOWN MUC<\/a>, the neighboring HYBRID ONE, an Immune Office with laboratory space from the Rock Capital Group and iQ space Munich-Hallbergmoos, a new type of technology campus with production and laboratory space. Sustainable energy and opportunities to retreat into nature will also be provided: the project partners Energieallianz Bayern and H\u00f6flinger M\u00fcller GmbH as well as Vispiron Energy are planning two open-space photovoltaic parks directly adjacent to the MABP. “With the planned developments, the MABP is ideally equipped for the future,” states Mademann. <\/p>\n\n
