Shortly before the completion of Europe’s largest surf wave O2 SURFTOWN MUC<\/a>, around 45 real estate agents from leading brokerage houses visited the MABP yesterday to get an idea of the reinvention of the location.<\/strong><\/p>\n\n

Offices and business have been at Munich Airport Business Park (MABP<\/a> ) since 1992 – biotech and beach as well as industry and production are new additions. 32 years after opening, the location in Hallbergmoos is reinventing itself. The aim: to open up even more to national and international companies and guests. Reason enough for around 45 estate agents from leading brokerage houses in Munich and the surrounding area to take a close look at the site’s makeover. On Thursday, the Hallbergmoos local authority’s business development department and the MABP investor community invited them to a surfing course at O2 SURFTOWN MUC. Prior to this, the real estate experts joined the owners of the MABP on tours of the buildings in the MABP and held in-depth discussions. Alexander Mademann, business promoter for the municipality of Hallbergmoos<\/a>, is delighted with the lively interest and the course that the MABP has taken: “The municipality of Hallbergmoos has launched several pioneering projects in recent years. The completion and opening of O2 SURFTOWN MUC will be the starting signal for a new era in the MABP. In future, Hallbergmoos will become even more attractive for companies from various sectors as well as for national and international visitors, even outside of business.” <\/p>\n\n

Building owners drive change<\/strong><\/h2>\n\n

The owners of the commercial properties on site and their representatives at Munich Airport Business Park also see a new era dawning at the MABP. Leonhard Otscheret, Managing Director and sole shareholder of Pegasus Verm\u00f6gensverwaltung GmbH & Co. with his Pegasus building, agrees: “Since the beginning of 2024, we have seen a strong upswing in the letting business. Interest is high and we have already concluded two new rental agreements. The redesign of our inner courtyard and the new leisure facilities in the MABP will make us even more attractive for companies and their employees in future. Hallbergmoos can look forward very positively to the coming years.”<\/p>\n\n

Andreas Wi\u00dfmeier, Managing Director of Rock Capital Group, which has repositioned SKYGATE<\/a> as a biotech hub in recent years and is now marketing HYBRID ONE with a view to O2 SURFTOWN MUC, sees the situation similarly: “Due to the upheavals on the market, there was a long period of restraint when it came to rental decisions. Now that things are picking up again, demand is increasing for ‘new generation workspaces’ that offer soft skills such as lunchtime catering, a daycare center, space for communication, collaboration rooms, think tanks and retreat areas in addition to the requirements for space configuration.” The repositioning of SKYGATE in Hallbergmoos is intended to attract more companies from the life sciences, biotech and healthcare sectors in particular. Wi\u00dfmeier: “Tenants such as the SPRIN-D-funded company Plectonic mean that our S1 and S2 laboratory spaces in SKYGATE are becoming increasingly important. The growing biotech hub will be a key factor in attracting high-quality tenants from the biotech, healthcare and life sciences sectors in the coming years. But whether office, biotech or visitors to the wave: with SKYGATE and the planned HYBRID ONE real estate project, we are meeting the needs of existing and potential tenants as well as the surf-loving public.” <\/p>\n\n

There are also changes at the Lindbergh Center<\/a> on Lindberghstrasse in the MABP. Zahra Langer, responsible for letting at Accredo AG, says: “With an already high occupancy rate, we are even more positive about the future. We are currently planning to expand our building in order to meet the demand for space. With its proximity to the airport, attractive commercial space, rapidly growing sectors such as biotech and attractive leisure facilities, Hallbergmoos promises even more for our tenants and potential tenants in the future.” <\/p>\n\n

The Sirius First Choice Business Center<\/a> has also undergone modifications. Danja Leko, Sales Manager of the First Choice Business Center in Hallbergmoos, explains: “We had a strong first half of 2024. From the renovation of some spaces to preparations for new exciting projects in the coming year, our tenants, prospective tenants and coworkers can expect a lot of new things. In the coming years, we expect more international clients to be attracted to Hallbergmoos. In future, the First Choice Business Center will offer traveling surfers from all over the world the ideal opportunity to balance leisure and work in the social hub – with day offices and coworking spaces.” <\/p>\n\n

Visitors and tenants also benefit from flexible options in the Airport Business Center (ABC)<\/a>. Thanks to ongoing modernization of the space as well as services and amenities such as the in-house kiosk, the cafeteria and the large company restaurant, more than 1,000 square meters of space have been successfully rented out in the last 12 months. “After the opening of O2 SURFTOWN MUC, we expect even more inquiries from international companies. In future, the location will not only have a higher recreational value, but also a greater reputation. With office space starting at 30 square meters, we offer interested parties in ABC the ideal starting conditions to gain a foothold here,” says Christin Piotter, the manager responsible. <\/p>\n\n

Pioneering developments for Hallbergmoos<\/strong><\/h2>\n\n

Pioneering project developments are in the pipeline in Hallbergmoos over the next few years. HYBRID ONE, an Immune Office of the Rock Capital Group with boulevard gastronomy, showrooms, retail, laboratory space and offices, is to be built in the MABP in the immediate vicinity of Europe’s largest surf wave O2 SURFTOWN MUC. In addition, the iQ space Munich-Hallbergmoos with new production and laboratory space is to be built from 2025. In addition, a completely new, attractive area for commercial, innovative settlements is to be created in the south. Mademann: “The municipality of Hallbergmoos continues to present itself as investor-friendly and future-oriented. With the upcoming projects and the growing biotech cluster, we are economically well positioned for the future.” <\/p>\n\n
