With a prime example of architecture that puts people at the center, the former Terminal H, which has been converted into Hub Eight, will attract new tenants to the Munich Airport Business Park (MABP) in Hallbergmoos from the end of the year. After a year of working from home and restrictions, the timing could not be better for a project that combines a “back to work” with a “back to nature” to create a spacious and, above all, green “back to the future”. This is mainly due to the fact that the international architecture firm Powerhouse Company, which is responsible for the conversion, has placed people and nature on an equal footing at the heart of the plans. With its innovative and inspiring New Work concepts on the one hand, and garden-like outdoor areas to preserve biodiversity on the other, Hub Eight promises to be exemplary for the working environment of the future. With this sustainable architectural concept, the campus will be an asset for the location and for future tenants.

Campus designed close to nature: high quality of stay for relaxing and working
This is in line with the vision of a campus designed close to nature with which the owners approached the project: “Right from the start, we had the idea of a campus that would meet the future standards of work and well-being for employees and tenants. The connection between people and nature is becoming increasingly important and also contributes significantly to a better working atmosphere,” explains Henning Keil, Managing Partner of KG Real Estate Ltd. This is why the eight existing individual buildings, each of which has been redesigned in the lobbies and cores, will be integrated into a lively outdoor area design. Various types and sizes of shape with numerous potentials for flexible division favor both single and multi-tenant solutions. The options range from rather compact building types with a convertible top floor to the eye-catching special building type, which offers even more flexible office solutions with several terraces and an inviting atrium. What they all have in common is not only the prestigious entrances and newly designed green lobby areas, but also the connecting catering concept with its light-flooded and communication-enhancing ambience. To ensure that the dialog with nature is not neglected, there are also numerous places to spend time in the “lungs” of the campus, which are planted with flowers and wild herbs. Here, communicative collaboration in the fresh air is intended to create new spaces of opportunity.

Hub for the Munich metropolitan region
Opened in 1992 as a hub for successful companies directly at Munich Airport, the MABP has long since established itself as one of the top locations in the Munich area with more than 260 companies occupying around 187,000 square meters of office space. In addition to an outstanding infrastructure and optimal transport connections, it offers its tenants an exclusive bus and shuttle service, e-mobility parking spaces, a daycare center and much more.
