Europe’s largest surf wave at Surftown MUC, an Immune Office with laboratory space and a view of the wave, a technology campus with production and laboratory space and a 35-hectare photovoltaic park: pioneering projects will be built in Hallbergmoos over the next few years. To make these visible, the Hallbergmoos local authority’s business development department invited real estate agents from leading companies in Munich and southern Germany to view seven office buildings in the Munich Airport Business Park (MABP) on May 11, 2023. “The real estate experts gained an on-site overview of the variety and quality of the properties as well as the municipality’s current development projects,” says Alexander Mademann, Economic Development Manager for the municipality of Hallbergmoos.
Making diversity visible, acting in a future-oriented manner and emphasizing attractiveness: This sums up the aim of yesterday’s broker event at the MABP. “With this event, we have succeeded in bringing the MABP even more into the focus of commercial real estate agents. Many people are not aware that more than 265 companies have now settled here and that we have established our own life science cluster with almost 20,000 square meters,” explains Mademann. In the current office market, the Hallbergmoos space is holding its own. In particular, the re-lettings show the high level of satisfaction among existing tenants. “However, to attract new tenants, we need the brokers. They need to get to know the MABP as it will be in 2023 – and even more so as it will be in the coming years. This doesn’t work through brochures, but is best done on site,” adds the business promoter.
The estate agent tour starts at the Sirius Office Center. The building has the comfortable First Choice Business Center including 5-star coworking space. Passing the large construction site of the planned surfing facility, the participants made their way to Skygate via the Albatros and Pegasus properties. The tour of the laboratories there aroused great interest among the brokers. In the revitalized and rebranded Hub Eight office building, the owners presented the recently completed new work environments. The tour of the Airport Business Center, including a snack for everyone, and the newly designed FortyFive rounded off the several-hour broker tour at MABP. Afterwards, everyone on the tour went to the Hallbergmooser Wiesn to round off the evening.
Pioneering developments for the MABP
Pioneering project developments are in the pipeline in the MABP over the next few years. A few weeks ago, the municipality of Hallbergmoos sold an undeveloped plot of land with an area of 13,000 square meters to the investor iQ spaces. The iQ space Munich-Hallbergmoos with new production and laboratory space is to be built there from 2025. In addition to Europe’s largest surf wave from SURFTOWN MUC, HYBRID ONE, an Immune Office with laboratory space from the Rock Capital Group, is also being built. There are also plans for a 35-hectare photovoltaic park, restaurants, a natural pond and an electric filling station from project partners Energieallianz Bayern and Höflinger Müller GmbH.
