Three companies – ATESTEO, Alpha-Solar and Munitec – are moving into the recently completed M5 business park in the Munich Airport Business Park (MABP). According to the developer Deco-Pack, the commercial complex is now fully let. Within a very short space of time. The more than 10,000 square meters of rental space offer state-of-the-art office, production and storage space for the new tenants.

Just under a year ago, the ground-breaking ceremony for the construction of the M5 business park at Munich Airport Business Park took place. The commercial space is located at Messerschmittstrasse 5 in Hallbergmoos. On the almost 10,000 square meter site, there are now around 3,500 square meters of commercial halls with a clear height of 6.5 meters and almost 1,600 square meters of modern office space and communication areas. Sebastian Decoopman, Managing Director of packaging specialist and developer Deco-Pack, says: “Despite the coronavirus pandemic, a shortage of skilled workers and supply difficulties, we were able to complete the M5 business park on schedule. The full occupancy rate immediately after completion shows that we correctly assessed the tenants’ needs and demand.”
The idea behind the innovative building project: to create a place that meets the current and future requirements of tradespeople. The plan was successfully put into practice. This is also demonstrated by the full occupancy rate shortly after completion. The new location of the three companies ATESTEO, Alpha-Solar and Munitec offers plenty of space for comfort and innovation. Other advantages include the 72 parking spaces. Ten of these have e-charging facilities. And many bicycle parking spaces provide an alternative way of getting here by bike. The building complex also relies on energy-efficient air conditioning and lighting.
The new tenants in the M5 business park
ATESTEO GmbH
With around 2,500 square meters of rental space and almost 50 employees, the testing company ATESTEO is the largest tenant in the M5 business park. With the move into the commercial complex, nothing stands in the way of ATESTEO’s expansion. The new premises will allow the company to continue to grow and invest in more staff and new test benches. Tim Willers, CEO of ATESTEO GmbH & Co KG, explains: “As a testing company for the automotive industry, our test benches are always state-of-the-art. Our site has to be too.” In addition to the new premises, the local infrastructure and nearby Munich Airport are also ideal for the company. Good accessibility is essential for ATESTEO: the globally active company is in constant contact with international customers.
Munitec-Vertriebs GmbH
Another tenant in the M5 business park is Munitec Vertriebs-GmbH. The company provides cleanroom products, cleanroom accessories and cleanroom consumables. In addition to the 100 square meters of rented office space, Munitec also has 870 square meters of storage space.
Alpha Solar- und Heizungstechnik GmbH
Alpha Solar- und Heizungstechnik GmbH is also joining the new M5 business park. The company has been optimizing conventional building technology ecologically and economically for 15 years. Alpha-Solar has found a new, perfect workspace at its new location in Hallbergmoos.
Alexander Mademann, business promoter for the municipality of Hallbergmoos, is also delighted with the modern commercial halls: “The modern mix of office, production and storage space has not yet been available in this form in Hallbergmoos. The concept represents real added value for the MABP.”
