Hallbergmoos is evolving into a modern, diverse R&D hub. The municipality of Hallbergmoos is selling a 13,^000m2 undeveloped property to investor iQ spaces. Modern laboratory, research and production facilities will be built there from 2025 with the aim of establishing a new technology campus at the MABP (Munich Airport Business Park).

Josef Niedermair, Mayor of Hallbergmoos, says, “The future will be decided in research and production, whether through green innovations or groundbreaking developments in health and nutrition. The planned production, laboratory and research facilities will make Munich Airport Business Park even more economically diverse, with a greater focus on future-oriented industries.” Thanks to the iQ spaces concept, the new development will make the location even more appealing to promising companies on the international scene.

A smarter Hallbergmoos: a new technology campus at the MABP

An innovative working environment for modern companies is being created on the previously undeveloped property – a kind of technology campus combining production halls, laboratories, offices and research facilities. iQ spaces specializes in research property development for the life science sector. The new Munich-Hallbergmoos iQ space will be another future-oriented property. “We want to create a setting at Hallbergmoos that promotes a modern spirit of innovation and reinforces fields of research that will prove important for the future,” says Vincent Wege, Managing Director of iQ spaces. The concept not only includes production areas and offices, but also rises to the exacting demands of modern life science companies, such as setting up cleanroom laboratories. iQ spaces has already successfully implemented a similar concept at the Potsdam Science Park.

Hallbergmoos flying high: location becoming a hotspot for researchers and developers

The property deal has come just at the right time for the municipality of Hallbergmoos: production spaces are in high demand here. The new M5 business park was at full capacity in 2022 – just a year after the groundbreaking ceremony. A cluster of international life science enterprises have also established themselves here over the last two years. These include Pieris Pharmaceuticals, vermicon AG, Metabolon, LabPMM, global engineering and automation specialist ZETA and Xpedite Diagnostics GmbH.

Hallbergmoos: forging ahead

The municipality of Hallbergmoos has big plans for the future of the Munich Airport Business Park. Further innovative projects are planned for the next few years. These include Europe’s largest standing surfing wave from SURFTOWN MUC, the HYBRID ONE immune office for the Rock Capital Group, with a direct view of the surfing wave and laboratory areas, and a 35ha photovoltaic park, with places to eat, a natural pond, and an e-charging station, from project partners Energieallianz Bayern and Höflinger Müller GmbH. “We are delighted that the iQ space concept is coming here,” says Alexander Mademann, Business Development Director for the municipality of Hallbergmoos. “We see the new technology campus at the MABP as the logical progression of the existing life science cluster and another future-forward project for Hallbergmoos. It is set to make Hallbergmoos an Eldorado for researchers and developers.”
